Ready to Buy? From Deposit to Doorstep
You’ve saved your deposit—woohoo! So ,what’s next?
Time to contact your broker (that’s us!) to arrange pre-approval. This is where we step in to determine if your deposit hits the mark, how much you can spend on a home, and help you figure out the right loan for your needs. Most importantly, we’ll make sure you’re ready to make an offer when you find ‘ the one ’, so sellers take your offer seriously.
Pre-Approval: What You Need to Know
Once you’ve given us your financial information, we will prepare and submit your application to your lender for approval on your behalf. Your pre-approval is usually valid for 90 days, but this can vary slightly between lenders. If you don’t find a property within that time, don’t stress—we can apply to renew it! All you’ll need to do is provide updated documents, like recent payslips and bank statements, so we can reassess your borrowing power and extend your pre-approval for another 90 days. Easy peasy!

You’ll need to have enough savings, on top of your minimum deposit, to pay for their services, but we do find that if you can afford it, the money you can save by having a professional negotiate on your behalf, with access to off market properties, can make the world of difference.
Once you’ve found your dream home
Once you’ve found “the one,” it’s time to make an offer and sign the contract of sale. Your solicitor or conveyancer will review everything to make sure you’re protected.
Your lender will conduct a property valuation to confirm the home’s value matches your loan amount. If everything checks out, you’ll receive unconditional approval—woohoo! 🏡
Your loan documents will be issued for your to review and sign in preparation for settlement. Settlement day is when the property officially becomes yours!
